2014 Stagecoach Home Sales

Stagecoach Colorado single family home sales continue to improve in 2014. Higher priced home sales have returned, with a home in Lynx Basin Estates closing for $650,000 in September and two homes currently under contract at list prices of $699,000 and $720,000. Stagecoach Community Plan Update Seeking Input

Routt County has begun updating the Stagecoach Community Plan with the participation of the Stagecoach Property Owners Association and other important stakeholders in the community. The Community Plan provides direction and the vision for Stagecoach in the future. The plan looks at constraints, opportunities, and public input to develop the Community Plan Update. So, how can you get involved? First, go to http://co-routtcounty.civicplus.com/documentcenter/view/2547 and take the Stagecoach Community Plan Owner Survey. Then attend one of two meetings the County has planned this week. Dates for those meetings are Wednesday November 19 at 6:00 pm and Saturday November 22 at 1:00 pm.  These meetings will take place at the Stagecoach Fire Department. Why Stagecoach Land Sales are so Frustrating

I get a number of inquiries from potential sellers who would like to sell their lots, and over the conversation or email exchange, have the unfortunate job of telling sellers their lots probably won’t sell for the price they are seeking…if they sell at all.

Stagecoach is a community with over 2000 lots and only 300 of them have single family homes built on them.  The other 1800+ homesites generally have over 100 of the owners looking to sell.  As of the end of June, 2014, there are 111 lots for sale ranging in price from $2500 for a lot in South Station II to $389,000 for a 35 acre parcel in Bushy Creek Meadows.   Thirty three of those lots are priced below $15,000.  To have a chance of selling, owners have to price their land below their purchase price–and even then, there haven’t been enough sales to know what price will bring a buyer.

Since January 2014, only 11 lots have sold in Stagecoach with seven of those selling between $2600-$6000.  (See the full list below.)  That means there is a 20 year supply of Stagecoach lots if no other lots came on the market.  It’s frustrating for sellers to see so little activity and interest.

Single family home and townhome sales have rebounded nicely since the dark days of the economic downturn when literally 70%+ of the homes sold in Stagecoach were distressed.  The demand for lots will come back at some point; we just aren’t there yet.

Stagecoach Colorado Single Family Home Sales in 2014

Stagecoach Colorado real estate sales have become quite active in 2014 at lower price points.  Although there were only seven home sales in the last six months, five other homes have contracts and are in escrow waiting to close.   All the activity has been at price points below $500,000, with the vast majority of sales closing under $350,000.

Stagecoach Colorado has had 16 single family home sales to date in 2013.  Of the 16, four were bank-owned sales and three were short sales.   There are also four homes currently under contract.

Stagecoach Real Estate Prices Jump in 1st Quarter

Stagecoach real estate median prices rose 198% and average sales prices rose 69% in the 1st quarter of 2013. The average sales price jumped to $191,756 from $113,277 while inventory shrunk from 30 new listings in 2012 to only 19 new listings.
Inventory of homes for sale was down 34%.   If you’ve been following the Stagecoach market, you know Stagecoach was hit hard by foreclosures and short sales the past several years.  As of today, there are only 2 bank-owned homes for sale in Stagecoach.

2012 Stagecoach Single Family Home Sales

There were 18 single family home sales in Stagecoach in 2012 with distressed sales (short sales and foreclosures) still accounting for the majority of sales.  61% of sales were distressed–six were bank-owned and five were short sales–as buyers took advantage of under-market prices.

Now that we’re in 2013, it’s a different story.  There are currently 16 single family homes in Stagecoach available for sale or currently under contract.  Only one is bank-owned.
