In August 2008, two properties sold and four others went under contract.  Keeping with the trend, two Stagecoach townhomes and a Stagecoach condominium are under contract.

Who Pushed the Pause Button?

stagecoach colorado real estateWhile looking through Stagecoach real estate information, I came across this article about Stagecoach lot sales from August 2006. Here are the highlights from the Steamboat Pilot:

Stagecoach lot sales flying high—Aug 6, 2006

— The first two quarters of the year typically aren’t a busy time for lot sales in Routt County. But the unincorporated subdivisions south of Stagecoach Reservoir broke the axiom this year.

Lot sales through June at Stagecoach jumped 56 percent when compared to the same period in 2005. At the same time, single-family home sales at Stagecoach declined from 24 in 2005 to 14 this year.

It’s all about inventory. Single-family homes in South Routt are being gobbled up because there is virtually nothing in the same price range in Steamboat Springs. And new subdivisions have come online in Stagecoach while almost no lots are available in Steamboat.

What does this have to do with August 2008? It’s all about supply and demand.

If Stagecoach thrives when Steamboat inventory is low, it stands to reason that Stagecoach sales will fall when there is an inventory of homes available in Steamboat. (There are currently 7 homes available in Steamboat under $525,000.)

The fundamentals for Stagecoach Colorado are there:

  • Stagecoach is a gorgeous place to live.
  • NW Colorado population is forecasted to double over the next 25 years.
  • Stagecoach is the least expensive place to buy land in Routt County.
  • Steamboat will have a brand-new look with the new base area in a few years, bringing more visitors who become second home owners who become year-round residents.
  • Supply and demand will once again balance out.

Steamboat Springs is full of locals who say, “I could have bought [fill in the name of any home/condo/townhome/lot] back in [fill in any year before 2007] for [fill in a ridiculously low price]”

Is 2008 one of those times when people will look back and kick themselves for not buying in Stagecoach?

Where are the Buyers?

Stagecoach Colorado is a buyers market, where Buyers are the ones who can take there time and find what property they want for the price they want to pay. A buyers market differs from a sellers market where there is so little real estate available the seller can pretty much name their price–and get it.

So where are the buyers? After years of appreciation, Stagecoach is experiencing a slow year. In fact, there are over 200 lots available right now in Stagecoach. That’s about one out of every ten lots for sale.

Since May 1, a traditionally active time in Stagecoach, only nine properties have sold. Five lots, three townhomes, and one single family home.

Only one other property is currently under contract. (A Morningside lot).

What does this mean to buyers and sellers?

If you don’t need to sell your property, don’t list it. There is a multi-year supply of lots that won’t be absorbed by buyers this year. Unless you have a great lot with an equally stellar price, you are one of many. Wait until supply and demand come back in line and sell it then.

If you are looking to buy, however, it doesn’t get much better than this for timing. You have so many choices right now and room to negotiate. The market will rebound, and as Steamboat prices rise, Stagecoach prices will follow.

Buyers looking for a single family home can buy a brand-new place under $400,000. In fact, there are 10 single family homes in Stagecoach currently available for under $400,000. Know what that gets you in Steamboat? Not much.

Stagecoach also offers the lowest priced land available in Routt County. The lowest priced listing is currentlyStagecoach Real Estate $22,900 in South Station I. These lower priced lots without roads up to grade are definitely speculative, but have you seen the stock market lately? Oil futures? Stagecoach offers real property….something they aren’t making any more of, last time I checked.

Fishing in Stagecoach Reservoir

Stagecoach Reservoir in Stagecoach Colorado is the perfect place to land a big rainbow or pike.

The fishing report from Anglerguide.com last week reported:

Conditions : Stagecoach Reservoir - Shoreline fishing has been great along the Haybro day use cove and below Pinnacle Peak. The inlet and other coves have been good. Spinners, Power Bait, flies and worms all have produced good-sized trout. A couple of 5-pound trout and one 23-inch pike were reported last week. Boat fishing just began but was doing well in Morrison Cove. Fishing at the tailwater has been good with scuds and Black Beauties.

Stagecoach Fireworks are Planned for July 5th

This is the first year Stagecoach residents will be treated to a spectacular fireworks display over the reservoir.  Go on up to Steamboat Springs to watch them on the Fourth of July, then head down to Stagecoach on the 5th to see the show.

Stagecoach Neighborhoods

Stagecoach, Colorado is a growth area south of Steamboat Springs. Stagecoach has over 2000 lots divided into distinct neighborhoods. Some are planned communities with hiking trails, some are gated communities of exclusive 35 acre parcels, and others are unimproved lots.

When you first turn the corner at CR 16, you’ll see the Stagecoach reservoir and a wetlands area where pelicans and cranes hang out in the summer. The Stagecoach Reservoir is the place to play year round. You’ll see fishermen trying to land monster pike, boaters, hikers and bikers during the summer and ice fishermen during the winter.

As you arrive in Stagecoach, you’ll see townhomes on the hillside and single family homes by the lake. The Stagecoach townhomes were built when Stagecoach was a ski resort.  The ski resort lasted two years before going bust, but the homes continue to be a lower priced option to living in Steamboat.
