<p>August was another quiet month for Stagecoach real estate activity.</p>
<p><strong>One home closed in Red Hawk Village and one went under contract on Rock Point Trail</strong>.  Both homes were under $400,000.</p>
<p>This echos the nationwide trend of lower priced real estate selling as people take advantage of the <a title="Steamboat $8000 tax credit" href="http://steamboathomesales.com/blog/steamboat-1st-time-home-buyers-time-is-running-out/uncategorized/2009/09/02/">$8000 tax credit for first time home buyers</a> and the more affordable prices for real estate.</p>
<p><strong>Three lots were sold or went under contract.</strong> Two of the lots were in Horseback which is a beautiful treed neighborhood in Stagecoach.  Lots in Horseback were selling between $70,000-$80,000 just two years ago.  The lots under contract were listed at $30,000, illustrating how sellers have to price their land to get noticed.<span id="more-118"></span></p>

<p>Real Estate activity in Stagecoach centered around distressed properties in May, 2009.</p>
<p><a title="Red Hawk Village in Stagecoach" href="http://stagecoachcoloradorealestate.com/archives/foreclosed-home-in-red-hawk-village-priced-to-sell">Red Hawk Village</a> saw almost half the activity with two homes selling and three going under contract. A <a title="South Shore at Stagecoach" href="http://stagecoachcoloradorealestate.com/south-shore-at-stagecoach">South Shore</a> home in foreclosure went under contract with the ridiculously low list price of $249,900.</p>
<p><strong>Once these distressed properties are cleared out, prices will most likely rise again</strong>.  Don&#8217;t miss out if you are looking to purchase one of these &#8220;deals&#8221;, because <strong>most of them are already gone</strong>.</p>
<p><strong>The homes at Red Hawk Village are gone</strong>.   Only 32 homes and 15 townhomes or condos are available in Stagecoach.  Most are not distressed.  <strong>The lowest priced single family home is now $330,000.</strong></p>

<p>The average list-to-sold ratio in Stagecoach is 94%.  When you consider that the homes were priced well to begin with, getting an additional 6% discount makes for some incredible values.</p>
<p>First time buyers are realizing that prices are getting to the point that <strong>they can buy a home for the same amount they are paying in rent.</strong> Buyers who have not owned a home in three years can <strong>get a $8000 tax credit</strong> if they close before December 1.</p>

			<content:encoded><![CDATA[<p>Stagecoach, Colorado has seen the majority of buying and selling real estate concentrated in one neighborhood:  Red Hawk Village.  Since January 1, 2009, there have been <strong>three residential sales and five residential properties that went under contract</strong>.  Six of the eight transactions are in Red Hawk Village.</p>
<p>No vacant land parcels have sold or are under contract since the last sale on Bannock Trail in Meadowgreen in August 2008.</p>
<p>Stagecoach has seen an increase in showing activity as prices come down with foreclosures and short sales motivating buyers to get out their check books.</p>
<p><strong>First time buyers will get an $8000 tax credit if they buy a home by December 1, 2009, and USDA financing is available with zero down to qualified buyers.  This is truly a good time to be purchasing a home if you plan on living in it for more than 3 years.</strong></p>
