			<content:encoded><![CDATA[<p>Stagecoach has seen a lot of activity since real estate prices have dropped up to 70% from the 2007 peak.   Bank-owned properties represented the majority of sales over the last six months as primary and second home owners took advantage of the below-market pricing on newer homes.  If you didn&#8217;t buy one, you might have missed out because there are very few bank-owned properties left.  As of today, only one bank owned home in Morningside was for sale out of 38 residential properties currently listed.</p>
<p>The pending sales show the last of the REO wave.   Of the 11 Stagecoach homes/condos/townhomes currently under contract, 7 of them are bank-owned.</p>

<p>August was another quiet month for Stagecoach real estate activity.</p>
<p><strong>One home closed in Red Hawk Village and one went under contract on Rock Point Trail</strong>.  Both homes were under $400,000.</p>
<p>This echos the nationwide trend of lower priced real estate selling as people take advantage of the <a title="Steamboat $8000 tax credit" href="http://steamboathomesales.com/blog/steamboat-1st-time-home-buyers-time-is-running-out/uncategorized/2009/09/02/">$8000 tax credit for first time home buyers</a> and the more affordable prices for real estate.</p>
<p><strong>Three lots were sold or went under contract.</strong> Two of the lots were in Horseback which is a beautiful treed neighborhood in Stagecoach.  Lots in Horseback were selling between $70,000-$80,000 just two years ago.  The lots under contract were listed at $30,000, illustrating how sellers have to price their land to get noticed.<span id="more-118"></span></p>

			<content:encoded><![CDATA[<p>We&#8217;re still waiting for the Stagecoach, Colorado real estate market to heat up now that summer has arrived.  Interest is out there there with buyers looking for primary or second homes, but we&#8217;re not seeing the interest in Stagecoach translate into many sales.</p>
<p>What does that mean for buyers?</p>
<p>There are some great buys in Stagecoach right now.  If you haven&#8217;t owned a home in three years, you can take advantage of the <a href="http://steamboathomesales.com/blog/steamboat-renters-get-8000-home-buyer-tax-credit/real-estate/2009/02/17/">$8000 tax credit</a>, but you have to act fast.  Buyers must close by November 30, so that only leaves five months to find a home, negotiate a price, get appraisals and financing, and close.  Time is running out.</p>
