			<content:encoded><![CDATA[<p>Recently, Morrison Creek Water approved a proposal to <a href="http://stagecoachcoloradorealestate.com/archives/stagecoach-colorado-land-owners-vault-permits-limited">limit the number of vault permits in Stagecoach</a> for parcels of land less than 5 acres.</p>
<p>The Routt County Commissioners have not approved the proposal, and there is still time for public comment before a decision is made.</p>
<p>There will be a public meeting held within the next several weeks to hear public comment regarding the Stagecoach vault issue.  If you are unable to attend the meeting but would like to comment, you can <a title="Routt Co. 			<content:encoded><![CDATA[<p>Driving on Routt County Road 16 (the 1 mile section with the fire station, Red Hawk Village and Barr Trail to the Y going to South Shore) will be a little easier.  The road will be resurfaced with chip-and-seal.  Most of the roads in Stagecoach are dirt (as are the majority of roads in Routt County), so this is good news.</p>
<p>As for CR 14, the narrow road that connects CR 131with Stagecoach that everyone agrees needs widening, here is the latest on the progress from the Steamboat Today:</p>
<p>&#8220;The Routt County Board of Commissioners tabled Tuesday its consideration of a resolution to spend $1 million to acquire 44 acres of right of way from 46 property owners along Routt County Road 14 in South Routt County. The county is considering spending the money in hopes that it could win a $20 million federal grant to reconstruct the road from Colorado Highway 131 to Stagecoach State Park. Commissioners said more information is being gathered, and the issue will be on their agenda again next week.</p>

			<content:encoded><![CDATA[<p><strong>Anybody who <a href="http://stagecoachcoloradorealestate.com/archives/5-things-to-know-before-building-in-stagecoach-co">owns a lot without public water in Stagecoach</a> that&#8217;s less than 5 acres or is planning on purchasing one should pay attention:</strong></p>
<p style="padding-left: 30px;">The Morrison Creek Water and Sanitation District in Stagecoach has decided it wants to <strong>cut the number of sewer vault permits offered from 600 to 30</strong> <strong>for 2009-2011and no more permits would be allowed after 2011</strong>. There are currently 1500 lots in Stagecoach that would not have access to a sewer vault if this plan goes into effect.</p>
<p style="padding-left: 30px;">MCWD has held two public hearings and indicated their reason for moving ahead with this is that the Board and County have become “increasingly concerned with the existing and potential adverse consequences from the growing number of vaults in Stagecoach.  Vaults&#8217; are approved by the State of Colorado for temporary &#8220;Limited Use Occupancy&#8221; only. But most vaults in Stagecoach are on homes used year-around. Other concerns include traffic on roads from pump trucks, potential spillage, treatment challenges at the wastewater treatment plant of the District, health concerns from improperly maintained vaults, and lack of a concerted effort of lot owners for extension of central lines to and within these pre-1980 platted subdivisions.”</p>
<p style="padding-left: 30px;">In a joint meeting with the Routt County Commissioners, MCWD did agree to create an advisory board made up of residents to address how to get sewer and water to the affected lots.</p>
<p style="padding-left: 30px;">&#8230;.MCWD could take action as early as August 20th, at their next meeting. If you are concerned about the issue, please contact <a href="http://mcwater.org">MCWD</a> and the Routt County Commissioners to voice your opposition.</p>

			<content:encoded><![CDATA[<p><strong>Stagecoach Water Tap Fee Battle This week</strong></p>
<p>&#8220;On Tuesday afternoon at 2 P.M., the Morrison Creek Water Board will go before the Routt County Commissioners to explain their reasoning for raising water tap fees 375% to build a new water treatment plant In the Stagecoach Development.</p>
<p>These fees will increase from $8,000 to $30,000 for lot owners who have not developed their properties. The fees are not equally applied to lot owners in Stagecoach. Owners who have prepaid their fees will not be required to contribute to plant improvements. Those landowners who have not prepaid their tap fees will be put at a competitive disadvantage when they sell their property. The Steamboat Springs Board of REALTORS® is opposed to the tap fee increases for the following reasons:</p>
<ul style="margin-top: 0in;" type="disc">
<li style="margin-bottom: 10pt; line-height: 115%;"><span style="line-height: 115%;">The drastic fee increases have not been publicly vetted in a way that is satisfactory to those that are affected by the fee increase.</span></li>
<li style="margin-bottom: 10pt; line-height: 115%;"><span style="line-height: 115%;">The fee is not applied equally. Landowners are put on an unlevel playing field because lot owners who have prepaid the fee will be able to sell their lot or build at a more competitive price than those who have not prepaid the fee.</span></li>
<li style="margin-bottom: 10pt; line-height: 115%;"><span style="line-height: 115%;">Current users in the Morrison Creek Water District will not be required to contribute to the cost of the new water treatment facility, despite the fact that these users will benefit from the new plant.</span></li>
<li style="margin-bottom: 10pt; line-height: 115%;"><span style="line-height: 115%;">The population growth estimates used are faulty.</span></li>
</ul>
<p>Tuesday&#8217;s Routt County Commissioner meeting is at 2 P.M. at the Courthouse to voice your opposition to the fee increases. In addition, the Water Board will meet on Thursday for its regular meeting at 3:30 P.M. at 401 Lincoln Ave.  Public Comment will be taken at this meeting as well.&#8221;</p>

			<content:encoded><![CDATA[<p>The Stagecoach community has been working hard to get a charter school up and running in Stagecoach.  It will provide another option for students as Stagecoach grows.</p>
<p>Routt County has three school districts&#8211;</p>
<ul>
<li>Soroco, or South Routt County where Stagecoach students go;</li>
<li>Steamboat Springs, where kids from Stagecoach can go if they have their own transportation and there is space available;</li>
<li>and Hayden, west of Steamboat.</li>
</ul>
<p>North Routt formed a very successful charter school a few years ago under the Steamboat school district.  It has an excellent reputation.</p>
<p>Now Stagecoach is in the early stages of getting their own school off the ground under the Soroco district.  Read more about it below with recent articles to the Steamboat Today newspaper.</p>

<p style="margin-left: 0.5in;"><span class="dateline"><span style="font-size: 11pt; font-family: ">Steamboat Springs</span></span><span style="font-size: 11pt; font-family: "> — The first two quarters of the year typically aren&#8217;t a busy time for lot sales in Routt County. But the unincorporated subdivisions south of Stagecoach Reservoir broke the axiom this year.</span></p>
<p style="margin-left: 0.5in;"><span style="font-size: 11pt; font-family: ">Lot sales through June at Stagecoach jumped 56 percent when compared to the same period in 2005. At the same time, single-family home sales at Stagecoach declined from 24 in 2005 to 14 this year.</span></p>
<p style="margin-left: 0.5in;"><span style="font-size: 11pt; font-family: ">It&#8217;s all about inventory. Single-family homes in South Routt are being gobbled up because there is virtually nothing in the same price range in Steamboat Springs. And new subdivisions have come online in Stagecoach while almost no lots are available in Steamboat.</span></p>
<p class="MsoNormal"><span style="font-family: ">What does this have to do with August 2008?<span> </span>It’s all about supply and demand. </span></p>
<p class="MsoNormal"><span style="font-family: ">If Stagecoach thrives when Steamboat inventory is low, it stands to reason that Stagecoach sales will fall when there is an inventory of homes available in Steamboat.<span> </span>(There are currently 7 homes available in Steamboat under $525,000.)</span></p>
<p class="MsoNormal"><strong><span style="font-family: ">The fundamentals for Stagecoach Colorado are there:</span></strong></p>
<ul style="margin-top: 0in;" type="disc">
<li class="MsoNormal"><span style="font-family: ">Stagecoach is a gorgeous place to live.</span></li>
<li class="MsoNormal"><span style="font-family: ">NW Colorado population is forecasted to double over      the next 25 years.</span></li>
<li class="MsoNormal"><span style="font-family: ">Stagecoach is the least expensive place to buy land      in Routt County.</span></li>
<li class="MsoNormal"><span style="font-family: ">Steamboat will have a brand-new look with the new      base area in a few years, bringing more visitors who become second home      owners who become year-round residents.</span></li>
<li class="MsoNormal"><span style="font-family: ">Supply and demand will once again balance out.</span></li>
</ul>
<p class="MsoNormal"><span style="font-family: ">Steamboat Springs is full of locals who say, “I could have bought [fill in the name of any home/condo/townhome/lot] back in [fill in any year before 2007] for [fill in a ridiculously low price]”</span></p>
