Stagecoach CO Real Estate Summary, 1st quarter 2009

Stagecoach, Colorado has seen the majority of buying and selling real estate concentrated in one neighborhood:  Red Hawk Village.  Since January 1, 2009, there have been three residential sales and five residential properties that went under contract.  Six of the eight transactions are in Red Hawk Village.

No vacant land parcels have sold or are under contract since the last sale on Bannock Trail in Meadowgreen in August 2008.

Stagecoach has seen an increase in showing activity as prices come down with foreclosures and short sales motivating buyers to get out their check books.

First time buyers will get an $8000 tax credit if they buy a home by December 1, 2009, and USDA financing is available with zero down to qualified buyers.  This is truly a good time to be purchasing a home if you plan on living in it for more than 3 years.

Red Hawk Village “Distressed” Properties Almost Gone

Red Hawk Village in Stagecoach has some of the best values in all of Routt County for single family homes.  There are 27 homes in Red Hawk Village, and a few of them are “distressed”.  Distressed homes are where the owner can no longer afford the property and it is being sold by foreclosure, short sale, or auction.

Since January 1, 2009, several of these distressed properties in Red Hawk Village have gone under contract.  The process for a short sale/foreclosure is longer and more complicated than working with the seller, but the prices for these properties can make the extra hassle worth it.

Stagecoach Tap Fee Meeting Tomorrow, March 17, 2009

Stagecoach Water Tap Fee Battle This week

“On Tuesday afternoon at 2 P.M., the Morrison Creek Water Board will go before the Routt County Commissioners to explain their reasoning for raising water tap fees 375% to build a new water treatment plant In the Stagecoach Development.

These fees will increase from $8,000 to $30,000 for lot owners who have not developed their properties. The fees are not equally applied to lot owners in Stagecoach. Owners who have prepaid their fees will not be required to contribute to plant improvements. Those landowners who have not prepaid their tap fees will be put at a competitive disadvantage when they sell their property. The Steamboat Springs Board of REALTORS® is opposed to the tap fee increases for the following reasons:

  • The drastic fee increases have not been publicly vetted in a way that is satisfactory to those that are affected by the fee increase.
  • The fee is not applied equally. Landowners are put on an unlevel playing field because lot owners who have prepaid the fee will be able to sell their lot or build at a more competitive price than those who have not prepaid the fee.
  • Current users in the Morrison Creek Water District will not be required to contribute to the cost of the new water treatment facility, despite the fact that these users will benefit from the new plant.
  • The population growth estimates used are faulty.

Tuesday’s Routt County Commissioner meeting is at 2 P.M. at the Courthouse to voice your opposition to the fee increases. In addition, the Water Board will meet on Thursday for its regular meeting at 3:30 P.M. at 401 Lincoln Ave.  Public Comment will be taken at this meeting as well.”

Stagecoach Charter School Planning Get Serious

The Stagecoach community has been working hard to get a charter school up and running in Stagecoach.  It will provide another option for students as Stagecoach grows.

Routt County has three school districts–

  • Soroco, or South Routt County where Stagecoach students go;
  • Steamboat Springs, where kids from Stagecoach can go if they have their own transportation and there is space available;
  • and Hayden, west of Steamboat.

North Routt formed a very successful charter school a few years ago under the Steamboat school district.  It has an excellent reputation.

Now Stagecoach is in the early stages of getting their own school off the ground under the Soroco district.  Read more about it below with recent articles to the Steamboat Today newspaper.
