Good news for Stagecoach lot owners looking to build–the moratorium earlier this year has been lifted! After a recent Board of Directors of the Morrison Creek Metropolitan Water and Sanitation District meeting, legal council emailed: “the Board unanimously adopted (a) a resolution rescinding the moratorium of the District on participation in the Routt County-District Vault Program for construction of residences on certain lots at Stagecoach where there is no central water or sewer, and (b) a Policy and Lot Owner Acknowledgment by which the procedures for lot owner participation in the program has been changed, so that the first step for the Lot Owner and the pre-requisite for the District even signing up a Lot Owner Agreement and recording such Agreement, which the County requires as a pre-requisite to commence consideration of a building permit and vault permit applications for the proposed residence, is the issuance of an exempt well permit by the Colorado State Engineer. Until an exempt well permit is issued by the State Engineer, the District will not initiate the Land Owner Agreement process or refer the matter to Routt County.”
The Department of Water Resources recently suspended Stagecoach, Colorado well permits and vault permits, so it’s important to know which subdivisions have access to municipal water and sewer. Stagecoach land parcels are a speculative investment that buyers really need to evaluate before they purchase in one of the subdivisions at the back of Stagecoach.
Developments like Meadowgreen, Eagles Watch, Coyote Run, Neighborhoods at Youngs Peak, Lynx Basin Estates and others all have the ability to tap into Morrison Creek Water. Buyers looking for more affordable options than living in Steamboat will want to look at Stagecoach due to the recreational opportunities, natural beauty and proximity to Steamboat. So make sure you do your homework so there are no surprises.

Looking back at 2017, there was a lot of activity in Stagecoach, Colorado. The potential ski area sale never materialized, and the Department of Water Resources declared a moratorium on new wells and vault septic systems in certain subdivisions.
As of January 2018, the ski area is no longer under contract and the drilling of new wells and installation of vault septic containers is on hold until further notice. Both are unfortunate setbacks to an area that was building good momentum for buyers and sellers, especially with the speculative lots toward the back of Stagecoach that were selling for under $10,000.
Stagecoach had 119 sales in 2017 with 29 single family home sales, 20 condo and townhome sales, and 70 vacant land parcels. Almost 40% of Stagecoach properties that sold in 2017 were priced less than $25,000, with sales ranging from a $3,250 lot in South Station to a $23,500 lot in South Shore. Stagecoach developments with the most sales under $10,000 were: Black Horse I (5 sales), Horseback (3), Morningside (5), Overland (12 sales), Sky Hitch (3), Sky Hitch II (2), Sky Hitch III (1), Sky Hitch IV (5), South Station (2) and South Station II (2) and South Shore (3 sales).
There were also a number of Stagecoach Townhomes, Eagles Nest Townhomes and Wagon Wheel Condos that sold in 2017 as buyers and investors looked for less expensive options outside of Steamboat Springs. There were 11 Stagecoach Townhome sales ranged from $217,000-$245,000 depending on size, location, and finishes/upgrades. There were 7 Wagon Wheel condos that sold for $117,000-$145,000 also depending on size and number of bedrooms. Finally, 2 Eagles Nest Townhomes sold for $195,500 and $228,000.

Stagecoach real estate sales shifted this year with more high-end sales than there have been in years. With the pending sale of the Stagecoach Ski Area, Stagecoach has attracted attention from a wide range of buyers. In addition to the five sales below, there are five homes currently under contract.
Stagecoach land sales continue to set price records, but they are low prices that are being set. There have been 32 vacant land parcel sales in 2017 and over half closed for <$15,000. Only two sold for more than $100,000. What is incredible to me is that the lowest priced lot for sale in Steamboat–less than 25 miles away–is $249,000.

Stagecoach Colorado has always been a popular place to buy for Steamboat locals seeking lower prices and second home owners who like the laid back vibe, views, and proximity to the lake for water sports. When the defunct Stagecoach Ski Area land went under contract last year (the buyers got another extension so we have to wait and see when (if?) it closes), Stagecoach land and home sales took off. Since June 2016, 90 lots sold for a median price of $15,750. Forty of those sold for less than $10,000.
Interestingly, the two most recent home sales in Stagecoach closed for over $1,390,000. There are several homes pending with price points under $500,000, but buyers are coming back to luxury homes in Stagecoach.
