Stagecoach, Colorado is a recreational paradise less than 20 miles from Steamboat Springs. Stagecoach reservoir offers year-round activities including boating, fishing, and ice fishing. In fact, Stagecoach State Park was created on the shores of Stagecoach reservoir because of Stagecoach’s natural beauty and access to so many outdoor activities. There are many neighborhoods in Stagecoach, and each one is unique. The neighborhoods closest to Steamboat are being developed first. Neighborhoods farther away from the main road are more speculative, with investors choosing to purchase land that may not be developed for several years.

Meadowgreen–Paved roads, public utilities, and views of the lake. For all these comforts, expect to pay more. Lot prices vary–a lot!–but one lot may have the special assessment for all those services (roads and utilities) paid in full while the less expensive one next door wants the buyer to assume the assessment. (This assessment will end soon.)
Eagle’s Watch–There are many houses in this neighborhood with trees. It was one of the original subdivisions with some homes dating to the 1980’s. You’ll enjoy privacy in your back yard from the thick aspen groves and scrub oak. Building sites in Eagle’s Watch are bigger than some of the other developments. Stagecoach Town Homes –Stagecoach Town Homes were built in the 1970’s when the Stagecoach Ski Area was being developed. They have great views of the lake and many have been updated. These units range from $275,000-$325,000. Stagecoach Town Homes border the now-defunct Stagecoach Ski Area.
Lakeview Meadows–Not officially part of Stagecoach, this development has 6 five acre lots and allows horses. It is very close to the main road to Steamboat.
Neighborhoods at Young’s Peak–This planned community offers paved roads and all public utilities. A hiking trail meanders through the neighborhood. Prices start around $80,000.
South Shore–South Shore is off the grid, which means there is no electricity, no public water, and no sewer. Once you have the solar panels up or the wind power installed, there is also no electric bill. The views from South Shore are some of the best in Stagecoach. Most are situated high on the hill with sweeping panoramas of the lake. The next Marina will be built (some day) at South Shore where the current boat ramp is located. Building sites start around $70,000.
Morningside-–One of the more densely packed neighborhoods in Stagecoach. There are many lots in Morningside but it has the smallest acreage. Make sure you check how many vault permits are available before you buy, or you could be waiting for the utilities to go through before you can build.
