Looking back at 2017, there was a lot of activity in Stagecoach, Colorado. The potential ski area sale never materialized, and the Department of Water Resources declared a moratorium on new wells and vault septic systems in certain subdivisions.

As of January 2018, the ski area is no longer under contract and the drilling of new wells and installation of vault septic containers is on hold until further notice.  Both are unfortunate setbacks to an area that was building good momentum for buyers and sellers, especially with the speculative lots toward the back of Stagecoach that were selling for under $10,000.

Stagecoach had 119 sales in 2017 with 29 single family home sales, 20 condo and townhome sales, and 70 vacant land parcels.  Almost 40% of Stagecoach properties that sold in 2017 were priced less than $25,000, with sales ranging from a $3,250 lot in South Station to a $23,500 lot in South Shore.  Stagecoach developments with the most sales under $10,000 were:  Black Horse I (5 sales), Horseback (3), Morningside (5), Overland (12 sales), Sky Hitch (3), Sky Hitch II (2), Sky Hitch III (1), Sky Hitch IV (5), South Station (2) and South Station II (2) and South Shore (3 sales).

There were also a number of Stagecoach Townhomes, Eagles Nest Townhomes and Wagon Wheel Condos that sold in 2017 as buyers and investors looked for less expensive options outside of Steamboat Springs.  There were 11 Stagecoach Townhome sales ranged from $217,000-$245,000 depending on size, location, and finishes/upgrades.  There were 7 Wagon Wheel condos that sold for $117,000-$145,000 also depending on size and number of bedrooms.  Finally, 2 Eagles Nest Townhomes sold for $195,500 and $228,000.

Sales of single family homes in Stagecoach are definitely improving. So far this year there have been 28 homes sold in Stagecoach. In comparison, there were 14 sales in 2014 between January 1st and Mid-September. That is double what had sold last year. Up until mid-September, the 2015 sales have well surpassed the sales for all of 2014 (there were 18 sales in 2014). What’s also encouraging is that the average sales price of homes has increased as well. Through September of last year, average price of a home in Stagecoach was $304,000 and this year it was $379,000.

We believe there are three reasons Stagecoach is enjoying such a great year: rising rents, market becoming a seller’s market, and the possibility of rising interest rates. There has been a buying frenzy in the lower end of the market in the Steamboat and surrounding areas. The lower-end price points up to $400K have been the biggest driver in the Steamboat market this year. As the rent costs are going up, many locals are starting to look for a place of their own. Because the inventory if properties in their price range is limited, more are turning to Stagecoach to get more for their money. Also, there is a sense of urgency from the buyers because our area is becoming more of a seller’s market. Many buyers are afraid that if they don’t act now, they may miss out on a deal and prices will only increase. Finally, the threat of rising interest rates is also a factor in the increase in sales. At lower interest rates, buyers can afford more home. Since there is a lot of talk about the interest rates possibly going up, buyers are concerned that they will be able to afford less if they delay their purchase.

Routt County has begun updating the Stagecoach Community Plan with the participation of the Stagecoach Property Owners Association and other important stakeholders in the community. The Community Plan provides direction and the vision for Stagecoach in the future. The plan looks at constraints, opportunities, and public input to develop the Community Plan Update. So, how can you get involved? First, go to http://co-routtcounty.civicplus.com/documentcenter/view/2547 and take the Stagecoach Community Plan Owner Survey. Then attend one of two meetings the County has planned this week. Dates for those meetings are Wednesday November 19 at 6:00 pm and Saturday November 22 at 1:00 pm.  These meetings will take place at the Stagecoach Fire Department. There were 18 single family home sales in Stagecoach in 2012 with distressed sales (short sales and foreclosures) still accounting for the majority of sales.  61% of sales were distressed–six were bank-owned and five were short sales–as buyers took advantage of under-market prices.

Now that we’re in 2013, it’s a different story.  There are currently 16 single family homes in Stagecoach available for sale or currently under contract.  Only one is bank-owned.
