Good news for Stagecoach lot owners looking to build–the moratorium earlier this year has been lifted! After a recent Board of Directors of the Morrison Creek Metropolitan Water and Sanitation District meeting, legal council emailed: “the Board unanimously adopted (a) a resolution rescinding the moratorium of the District on participation in the Routt County-District Vault Program for construction of residences on certain lots at Stagecoach where there is no central water or sewer, and (b) a Policy and Lot Owner Acknowledgment by which the procedures for lot owner participation in the program has been changed, so that the first step for the Lot Owner and the pre-requisite for the District even signing up a Lot Owner Agreement and recording such Agreement, which the County requires as a pre-requisite to commence consideration of a building permit and vault permit applications for the proposed residence, is the issuance of an exempt well permit by the Colorado State Engineer. Until an exempt well permit is issued by the State Engineer, the District will not initiate the Land Owner Agreement process or refer the matter to Routt County.”
Sales of single family homes in Stagecoach are definitely improving. So far this year there have been 28 homes sold in Stagecoach. In comparison, there were 14 sales in 2014 between January 1st and Mid-September. That is double what had sold last year. Up until mid-September, the 2015 sales have well surpassed the sales for all of 2014 (there were 18 sales in 2014). What’s also encouraging is that the average sales price of homes has increased as well. Through September of last year, average price of a home in Stagecoach was $304,000 and this year it was $379,000.
We believe there are three reasons Stagecoach is enjoying such a great year: rising rents, market becoming a seller’s market, and the possibility of rising interest rates. There has been a buying frenzy in the lower end of the market in the Steamboat and surrounding areas. The lower-end price points up to $400K have been the biggest driver in the Steamboat market this year. As the rent costs are going up, many locals are starting to look for a place of their own. Because the inventory if properties in their price range is limited, more are turning to Stagecoach to get more for their money. Also, there is a sense of urgency from the buyers because our area is becoming more of a seller’s market. Many buyers are afraid that if they don’t act now, they may miss out on a deal and prices will only increase. Finally, the threat of rising interest rates is also a factor in the increase in sales. At lower interest rates, buyers can afford more home. Since there is a lot of talk about the interest rates possibly going up, buyers are concerned that they will be able to afford less if they delay their purchase.

Higher priced home sales have returned, with a home in Lynx Basin Estates closing for $650,000 in September and two homes currently under contract at list prices of $699,000 and $720,000. Routt County has begun updating the Stagecoach Community Plan with the participation of the Stagecoach Property Owners Association and other important stakeholders in the community. The Community Plan provides direction and the vision for Stagecoach in the future. The plan looks at constraints, opportunities, and public input to develop the Community Plan Update. So, how can you get involved? First, go to http://co-routtcounty.civicplus.com/documentcenter/view/2547 and take the Stagecoach Community Plan Owner Survey. Then attend one of two meetings the County has planned this week. Dates for those meetings are Wednesday November 19 at 6:00 pm and Saturday November 22 at 1:00 pm. I get a number of inquiries from potential sellers who would like to sell their lots, and over the conversation or email exchange, have the unfortunate job of telling sellers their lots probably won’t sell for the price they are seeking…if they sell at all.
Stagecoach is a community with over 2000 lots and only 300 of them have single family homes built on them. The other 1800+ homesites generally have over 100 of the owners looking to sell. As of the end of June, 2014, there are 111 lots for sale ranging in price from $2500 for a lot in South Station II to $389,000 for a 35 acre parcel in Bushy Creek Meadows. Thirty three of those lots are priced below $15,000. To have a chance of selling, owners have to price their land below their purchase price–and even then, there haven’t been enough sales to know what price will bring a buyer.
Since January 2014, only 11 lots have sold in Stagecoach with seven of those selling between $2600-$6000. (See the full list below.) That means there is a 20 year supply of Stagecoach lots if no other lots came on the market. It’s frustrating for sellers to see so little activity and interest.
Single family home and townhome sales have rebounded nicely since the dark days of the economic downturn when literally 70%+ of the homes sold in Stagecoach were distressed. The demand for lots will come back at some point; we just aren’t there yet.

Stagecoach Colorado real estate sales have become quite active in 2014 at lower price points. Although there were only seven home sales in the last six months, five other homes have contracts and are in escrow waiting to close. All the activity has been at price points below $500,000, with the vast majority of sales closing under $350,000.
